A: Prior to Check-in:

1- Required Guest Info & Occupancy:

Booking as essential workforce or displaced individual only for 30 days or more.

For all direct bookings, the principal booking Guest must provide the Owner with a photo copy of their state or government issued ID (identification card) that matches the credit card and name used during their reservation within 72 hours of the original booking date. Failure to provide photo of matching ID within 72 hours of the booking date may result in cancellation of your reservation, along with a full refund.


Bookings more than 29 days require guest to pay for and complete a $40 non-refundable background check within 48 hours of booking. Authorization form given will describe owner’s qualification criteria or upon request. Bookings more than 29 days not fully paid for upon booking require a non-refundable $40 background check and guests must verify sufficient income and employment within 72 hours of booking date. Otherwise booking will be cancelled.

All guests at property must follow all CDC guidelines as well as State and local county guidelines at all times: https://www.cdc.gov/ and www.hollywoodfl.org

At no time is the property to be occupied by anyone other than those listed on the reservation without prior written authorization of the owner.  Violation will result in expedited eviction with no refund of any kind and/or a penalty of $250/guest per day. No pets allowed.

2- Vehicle(s): No RVs or large, oversized vehicles allowed.

If you have a vehicle that is being parked in the driveway during the reservation, the color, make, model & plate # should be provided within the first 24 hours of check-in. Only guests & the vehicles provided by principal Guest are allowed on the property driveway. All other vehicles are subject to being towed at vehicle owner’s/renter’s expense.

Space 3 & 6 are the designated parking spots for Unit 3 and Unit 6, respectively.

3- Confirm: Guest is booking only as essential workforce or displaced individual. Guest agrees to follow all CDC guidelines and all state and county guidelines per their related websites for COVID-19. Check-in time starts at 3pm & check-out time by 11am. Late checkouts more than 1 hour past due will result in guest being charged for one full ADR night, including any costs that may be incurred for labor and the loss of the next immediate booking or potential immediate booking. 


1-AC: During AC use, Guest must keep all windows & doors closed at all times. For units with mini-split ACs, Guest must not lower temperature under 73 degrees except temporarily. During use, principal Guest must keep all doors and windows closed at all times.

2- Technology: Do not reset or tamper with Wifi device. Exterior security camera system for property safety.

3- Plumbing: Plumbing is delicate. Only flush toilet paper.

4-Linen, Towels & Condition: for # booked only. Don’t hang towels outside. Leave used towels on the floor. Leave property in same general condition ready for normal cleaning. Guests liable for any additional cleaning expenses required to ready property for check-in condition.

5- Trash: All garbage that is placed inside dumpster must fit fully inside with lid down. Don’t leave trash outside the dumpster.

6- Patio & Courtyard: If using sunbrella, please re-tie after use. No personal belongings should be left outside.

7- Drugs & Smoking: All Schedule (Class 1) drugs are prohibited. See www.DEA.gov/drug-scheduling. Smoke free inside all buildings. Smoke outside, ash in safe container and dispose of in trash.

8-Safety & Quiet Hours: No firearms allowed inside premises. Quiet hours daily from 10pm-8am.

9- Cancellation & Refund Policy: Moderate policy, no refunds under 30 days notice of check-in. If cancellation is made within 30 days of check-in date, the base rental amount will not be refunded, but the reservation dates may be traded for an equal period of time within 6-12 months of the original reservation. If guest is able to find and substitute new guests for the same time period, the entire rental amount will be refunded. Owner may help guest look for new guests but is not the obligation of the owner to find them. 

No refunds will be provided due to inoperable appliances or amenities listed. The owner will make every reasonable effort to ensure the working order of all appliances and amenities listed. No refunds given for power blackouts, water shortage, flooding, construction at adjacent properties, mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature. 

In the event owner is unable to make the rental property or a reasonable substitute available for any reason other than that described here, Guest agrees that Owner’s sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability. 

Use of property for legal purpose only. Any illegal use results in termination without refund. Obtain travelers insurance if needed:

10-Confirm: Check-in & Check-out times. Guest confirms no intention to use property as main residence or household.

11- Maintenance & Repairs: Guest pays for repairs and maintenance beyond normal wear & tear above $20. Photos of property & furnishings are taken before and after each booking. Guests acknowledge and grants specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guests further agree to grant Owner access to Rental Property for purposes of maintenance and repair. If listed, “For Sale”, Guests agree to grant access by scheduled appointment on notification. 

12- Termination: Owner/manager retains right of inspection with prior notice as stated by Florida law. Should guest violate any terms of this agreement, the rental period shall be terminated immediately in accordance with Florida law and no refunds issued. Guest waives all rights to due process if they fail to vacate premises upon termination of rental period. Guest agrees to pay all reasonable attorney’s fees & expenses incurred by Owner to enforce this agreement.

13 - Security Deposits: $250-$500 security deposit required before check-in. Security deposits returned within 5 business days after check-out assuming no damage. Payments and security deposits for the booking will be displayed as PAYPAL* on the Guest's credit card statement. 

C- Other Policies: No 3rd party bookings without approval. Must provide name, email, phone, & copy of ID for each guest after approval & before check-in. Special events or extra visitors require written approval & contract with names, age, vehicle info & email.

D- Release: Reservation & Payment ensure acceptance of these policies.

E - Guest is responsible for all shipping costs for any Lost & Found items that Owner is requested to return to Guest. Items found and not claimed within 30 days is considered abandoned.

F- The Rental Property may offer access to recreational and water activities, including but not limited to canoes, bicycles and swimming. Guest fully understands and acknowledges that outdoor recreational and water activities have inherent risks, dangers and hazards. Participation in such activities and/or use of equipment may result in injury or illness including but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death and/or other ailments that could cause serious disability. 


This agreement is governed under Florida law, Broward County in the U.S. Guests hereby assumed all risks and dangers and all responsibility for any losses and/or damages whether caused in whole or in part by the negligence or other conduct of the Owners or by any other person.  Guest hereby voluntarily agree to fully indemnify, defend and hold harmless the owners of DMC Realty Group and its representatives from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, bodily injury, wrongful death to Guests and occupants, and licensees of Guests. 

Owner recommends that Guests obtain and carry insurance to protect personal property. Guests or their personal property, including vehicles, are not insured by property owners against loss or damage due to fire, theft, vandalism, rain, trees/limbs/bushes, rocks, water, criminal or negligent acts of others or any other causes. Guest is over the age of 18 and assumes responsibility for those in their charge under the age of 18. Owner and guests agree to abide by all above terms and conditions and hereby swear the information provided is accurate & true as of the date of signature.

Owner and manager lives nearby and is available for questions or concerns. Contact Owner immediately by phone or in writing to address maintenance, safety or comfort concerns.
